Rental Procedure and requirements

Acquiring a new property is an intimate and layered process that require our customers’ and our efforts working together in balanced harmony to reach a successful equilibrium. As a result, our residential property leasing is divided into the following main steps:

Your query

Send us an e-mail, give us a call or simply drop by with your requirement. Further this by letting us know your location preferences, specifying your property type and facilities sought and informing us of your budgetary parameters. Then, leave the next part to us.

Our efforts

This is where our dedicated agents come in, or rather, go out, to conduct an executive search in the market and locate available properties that match your description.

Together, viewings

Once appropriate properties have been identified and short-listed, our dedicated consultants will personally escort you through a tour to your utmost satisfaction.
Once the essentials have been concludes and a property has been selected, we proceed with the formalities of finalisation, including:

Tenants Compliance

According to standard property renting procedures in the UAE, you will be requested to submit a copy of your valid passport, UAE visa and Emirates ID or company trade license if tenancy contract will be under a Company name.

Official Quotation

Once your interest has been confirmed, and paperwork collected, our agent will provide you with an official quotation detailing payment amount, and other relevant terms and conditions associated with the selected property.

Offer Acceptance

Upon acceptance of the offer, payment must be settled and then we can agree on an official moving-in date. Following this, the tenancy contracted will be prepared and signed by both parties.

Property Handover

The most important moment – handing over of keys and access cards to you, by your property consultant. The moving-in may officially begin!

DEWA Application

As the finish line nears, one of the final steps involved in your settling into your new property is the connection of core utilities such as electricity, water, etc. through Dubai Electricity and Water Authority (DEWA) or District Cooling. Our convenient assistance is available to you for this as well.

Attestation of Tenancy Contract

EJARI is an Arabic word which means “My Rent”. And in the Emirate of Dubai, it represents a new legislative initiative by Real Estate regulatory Authority (RERA) that aims to revolutionise the industry by regulating the rental market of the real estate sector. Now, a mandatory step in your property acquirement process, it is the final element to seal your deal and of course, and requires the procurement and attestation of relevant certificates. Again, this can be handled by us fir you at an extremely reasonable cost.
